Funding for Land Acquisition  

Up to 50% of land value or purchase price (whichever is lower) for unpermitted projects

  • Application must be accompanied by preliminary plans, sketches and/or renderings

  • Must provide an attorney letter of opinion stating project can be built "by right" or stamped architect letter stating project complies with current zoning and does not require variance

Up to 65% of land value or purchase price (whichever is lower) for permitted projects

  • Application must contain full architectural plans and approved permits

  • Funding for Construction: Up to 100% of construction costs (hard costs)

  • Loan amount cannot exceed 75% of costs or 65% of as complete value

  • Appraisals required:  Both As-is (land and/or existing house) and As Complete.

  • Experience: Minimum of 3 completed ground-up projects 

  • Maximum As Completed Value: $1,000,000

  • Term: Up to 18 months
