Our flexible Mezzanine and Preferred Equity programs allow developers to increase their LTC beyond bank financing (up to 100% of total costs).  With bank limitations on loan-to-cost ratios, our structures offer attractive capital solutions.

General guidelines:

  • Loan amounts from $500,000 to $10,000,000

  • Up to 100% of costs

  • Generally, 1 to 5 year terms 

  • Acquisition, Refinance, Bridge, Recapitalization

  • Multi-Family, Mixed-Use, Retail, Office, Self-Storage, Industrial, Single Tenant, Hospitality 

  • Cost of capital is scenario driven

  • Ground Up Construction, Rehab, Non-Stabilized Properties

  • Interest Only or Fixed Principal Pay Downs

  • Preferably DC Metro and NY but we will consider projects in the Mid-Atlantic Region
