How do I start the process

For fix and flip projects, cash out refinances, and rental loans, and new construction just fill out the online submission form by clicking "Apply Now" (or click here). For multi-family projects and mezz/pref equity loan requests, just send us an executive summary or some basic details for us to review. In either case, we will contact you within 24 hours (or next business day, if request is received between Friday and Sunday).

What properties will you not fund?

We do not finance owner-occupied properties, commercial properties, hospitality projects, mobile homes, or proeprties typically considered "white elephants".

Do you require proof of income?

We do not require tax returns or proof of income. We do not require proof of employment. We do want to see bank statements to prove you have enough cash to close and enough reserves to make mortgage payments if you are not getting any rental income.

What type of credit score do I need?

Most of our programs require at least a 620 FICO score.

Are personal guarantees required?

Yes. However, we have made exceptions for self-directed IRA account holders. This is done on a case-by-case basis.

Do you lend on land?

Only if it is has been fully entitled (ready for vertical development) and you are ready to build. We will typically fund up to 30% of land's value or purchase price, whichever is less (plus 100% of constructions costs).

Do you lend on commercial property?

No. We will, however, consider mixed use properties if are at least 50% residential.

Do you provide Proof of Funds (or) Pre-Qualification letters?

Yes. We also protect brokers as well.
