  • 12 to 18 months 

  • $100,000 to $2,500,000

  • Up to 90% of purchase price and 100% of rehab budget

  • We lend primarily the DC Metropolitan area.  However, we can lend up and down the East Cost (and other states case-by-case)

LTC (Loan-to-Cost) Ratios


 

  • If you have completed 0 to 1 projects in the past 3 years, we can fund up to 80% of your purchase price
     

  • If you have completed 3 projects within the past 3 years, we can fund up to 85% of your purchase price
     

  • If you have completed at least 5 projects within the past 3 years and a credit score of at least 680, we can fund up to 90% of your purchase price

The above is based on both credit and experience.

  • Warrantable Condos

  • Condo Conversions in DC
     

  • Mixed Use (at least 51% of square footage must be residential)
     

  • Multi-family 5+ units considered case-by-case

  4. Entity documents (i.e. Articles of Organization, Operating Agreement, Certificate of Good Standing)
     

  5. DL or government issued ID
     

  6. Proof of funds to close
     

  7. Proof of insurance (prior to closing)

  • Full appraisals are usually required
     

  • Option for no appraisal available in the following areas:
