Yes, you can get a loan on an inherited house in Prince George's County, Maryland, if it will be rented out or sold, not lived in. Four Things Heirs Deal With in Prince George's County

Probate runs through the same Maryland rules everywhere, but the office, the tax calendar and the rental rules are local.

1. Open the estate in Upper Marlboro

Estates are opened with the Register of Wills for Prince George's County at the courthouse, 14735 Main Street. New estates are handled by appointment. The Register appoints the personal representative and issues the letters of administration the title company will ask for. Matters that need a judge go to the Orphans' Court.

2. Know who signs the loan

While the estate is open, the personal representative usually signs. Maryland Code, Estates and Trusts § 7-401 lets a personal representative mortgage estate property and borrow money unless the will or a court order limits it. Once title is in the heirs’ names, every owner usually signs.

3. Watch the county tax bill

On the annual schedule, unpaid county property taxes become delinquent on October 1 and accrue interest at 1-2/3% a month. The county must offer properties with unpaid taxes at its annual tax sale each spring, and a tax sale certificate holder can eventually file to foreclose the right of redemption. Check the balance on an inherited house early.

4. Keeping it as a rental? License it

Most one- and two-unit rentals in the county need a county rental license, applied for online and issued after a Housing Code inspection. Bowie, College Park, Greenbelt, Hyattsville and other listed towns license rentals themselves. Rentals built before 1978 must also meet Maryland’s lead rules.

How heirs use it

What a Probate Loan Can Pay For

The loan is secured by the inherited property, so the estate can keep its equity instead of selling in a hurry.

  • Delinquent county property taxes and tax liens
  • A parent’s reverse mortgage or the existing mortgage
  • Judgments and other liens a title company will require paid
  • Repairs so the house can be rented out or sold for more
  • Buying out siblings when one heir keeps the house as a rental
  • Business-purpose cash out, such as estate debts and repairs, never personal spending

How it works

From Application to Payoff

1. Tell us about the estate

The address, who holds title or who was appointed, the payoffs and your plan: rent or sell.

2. Written approval

Approval within 24 hours, with no minimum FICO. Credit is still reviewed, and every loan is subject to underwriting.

3. We value and inspect

No appraisal on our short-term probate loans. We value and inspect the property ourselves and coordinate with your probate attorney and title company.

4. Close and repay

Payoffs go straight to the county, servicer and lienholders. The loan is repaid when the house sells, or by refinancing into our DSCR rental loan once it’s rented (appraisal required, 640+ credit on most programs).

FAQ

Prince George's County Inherited Property Questions

Can I get a loan on an inherited house in Prince George's County before probate closes?
Yes, once a personal representative has been appointed by the Register of Wills for Prince George's County. RevitaLending lends to the personal representative while the estate is open, and to the heirs once title is in their names, when the house will be rented out, kept as a rental, or renovated and sold. Your probate attorney and the title company confirm who can sign. Subject to underwriting.
Where do we open an estate in Prince George's County?
With the Register of Wills for Prince George's County, at the courthouse at 14735 Main Street in Upper Marlboro. The office's New Estates Division works by appointment; call (301) 952-3250 and choose option 1. Matters that need a judge go to the Orphans' Court.
Can I live in the inherited house?
No. This loan is only for an inherited property you are renting out, plan to rent out (including keeping it as a rental), or plan to sell. It can't be used for a home you or another heir will live in. It's a business-purpose loan secured by the property. If you, another heir or a family member lives in the house or plans to, we can't finance it.
Can we keep the inherited house as a rental?
Yes, as long as no heir or owner lives in it. Most one- and two-unit rentals in the county need a county rental license, issued after the house passes a Housing Code inspection, and some towns, such as Bowie, College Park, Greenbelt and Hyattsville, license rentals themselves. Once it is rented, a common path is to refinance into our DSCR rental loan, which requires an appraisal and 640+ credit on most programs, to pay off our loan.
The inherited house is behind on Prince George's County property taxes. What should we do?
Get the balance from the county early and include it with your application. Unpaid county taxes on the annual schedule become delinquent on October 1 and accrue interest at 1-2/3% a month, and the county sells tax lien certificates at its annual tax sale each spring. Our loan can pay off delinquent taxes and tax liens, subject to underwriting.
Can a loan pay my siblings for their shares?
Yes. The loan can pay the other heirs for their shares when the heir who keeps the house will rent it out or renovate and sell it, never live in it. Final decisions about the estate belong to the personal representative and the estate's attorney.
How is the loan repaid?
When the house is sold, or by refinancing into our DSCR rental loan once the property is rented. Our short-term probate loans need an inspection but no appraisal, because we value the property ourselves. DSCR loans require an appraisal.
