Where Bridge Loans Win

Common bridge scenarios in the DMV

Estate and probate sales

Inherited properties in DC and the Maryland and Virginia suburbs often sell as-is, on a short clock, to the buyer who can close. A bridge loan gives you that certainty. Heirs who need financing themselves can see our probate loans.

Occupied buildings in the District

Buying a tenant-occupied building in DC can trigger the Tenant Opportunity to Purchase Act, which adds weeks to a sale. We plan the term around that timeline instead of pretending it isn't there. Hard money loans in DC

Bridge to a 30-year rental loan

Buy or renovate on a bridge loan, lease it up, then refinance into our DSCR rental loan. Because both loans run through us, the takeout is planned before the bridge funds.

Bridge plus renovation

If the property needs work, our fix & flip and new construction loans add a rehab or construction budget released in draws as the work gets done.

FAQ

Bridge loan questions

What is a bridge loan in real estate?
A bridge loan is short-term, interest-only financing that lets you buy or refinance a property quickly and pay it off later with a sale or long-term loan. Investors use it to beat a contract deadline, win at auction, or free up equity before the next deal.
What are your bridge loan rates?
Bridge loans, including commercial bridge, generally price from 10.49% to 12.99%, subject to underwriting. Pricing depends on leverage, property type, condition and your exit. Points are quoted per deal on the written term sheet.
How fast can you close a bridge loan?
We issue written approvals within 24 hours, and clean files can close in as little as 3 business days. Title, insurance and access to the property for our valuation are what usually set the pace, and we tell you on day one which one is the bottleneck.
How much can I borrow on a bridge loan?
From $50,000 to $2M. On a purchase, up to 80% of the purchase price (no repairs). On a cash-out refinance, up to 60–65% of the property's value with a clear exit. Terms run 6 to 12 months. If you also need renovation money, our fix & flip loan funds purchase and rehab together. All subject to underwriting.
Do you need tax returns or a minimum credit score?
No. There is no minimum FICO, no tax returns and no debt-to-income ratio. We underwrite the property and the exit. Credit is still reviewed and every loan is subject to approval.
Do you need a full appraisal?
No. We value the property in-house or with a broker price opinion (BPO), which avoids the usual multi-week appraisal wait.
Do you make commercial bridge loans?
Yes. We lend on small multifamily, mixed-use, retail, office and self-storage properties up to $2M, including transitional properties with vacancy or lease-up that banks often pass on.
Where do you make bridge loans?
We lend in Washington DC; Prince George's, Montgomery, Charles, Anne Arundel and Baltimore counties in Maryland; and the City of Alexandria, Arlington County, the City of Fairfax, Fairfax County, the City of Falls Church, Fauquier County, Frederick County, the City of Fredericksburg, Loudoun County, the City of Manassas, the City of Manassas Park, Prince William County and Stafford County in Virginia.
