Local Know-How

Built around how DC-area flips actually run

A rowhouse gut in the District and a split-level in Prince George's County don't carry the same risks. We underwrite each one on its own block.

Washington, DC rowhouses

Most DC flips are century-old rowhouses with tired systems and basements that can become a legal second unit. Permits run through the Department of Buildings, and historic districts such as Capitol Hill, Shaw and Georgetown add design review for exterior work, so we build realistic permit time into the term. Maryland suburbs

In Prince George's, Montgomery, Charles, Anne Arundel and Baltimore counties, the typical project is a dated colonial, rambler or split-level that needs a full interior. Each county runs its own permitting office, and we size the after-repair value on sales from the same neighborhood, not a county average. Maryland hard money loans

Northern Virginia renovations

From Arlington County, Alexandria and Falls Church to Fairfax, Loudoun, Prince William and Stafford counties, we finance cosmetic updates and full guts on older homes and townhomes. Virginia hard money loans

Speed when it counts

Good DMV deals rarely wait. With in-house valuations instead of full appraisals and our own capital behind every loan, written approvals come within 24 hours and clean files can close in as little as 3 business days. Need to close first and renovate later? See our bridge loans.

FAQ

Fix & flip loan questions

What are the rates on a fix and flip loan?
Fix & flip loans generally price from 10.49% to 12.99%, subject to underwriting. Where you land depends on leverage, the property, the scope of work, your exit and your track record. Points are quoted per deal on the written term sheet.
How much of the purchase price and rehab do you lend?
Generally up to 80–85% of the purchase price and up to 100% of the rehab budget, with the total loan capped at 70% of the after-repair value (ARV). The lowest of those limits sets the loan amount. All leverage is subject to underwriting.
Can you finance 100% of the purchase and rehab?
Yes, 100% loan-to-cost is possible when the purchase price plus the rehab budget does not exceed 65% of the after-repair value. The loan amount must be higher than $500,000 and the borrower must be experienced. Subject to underwriting.
Is there a minimum credit score?
No. This is a no minimum FICO program, and we don't ask for tax returns or calculate a debt-to-income ratio. The property, the budget and the exit carry the file. We still review credit, and every loan is subject to approval.
Do I need a full appraisal?
No. We value the property in-house or order a broker price opinion (BPO), which skips the multi-week wait for a full appraisal and lets clean files close in as little as 3 business days.
How do rehab draws work?
Rehab funds are held back and released in draws as work is completed and verified. The budget and draw schedule are agreed at closing, so you know what gets funded at each stage before the first trade shows up.
Which areas do you cover for fix and flip loans?
We lend in Washington DC; Prince George's, Montgomery, Charles, Anne Arundel and Baltimore counties in Maryland; and the City of Alexandria, Arlington County, the City of Fairfax, Fairfax County, the City of Falls Church, Fauquier County, Frederick County, the City of Fredericksburg, Loudoun County, the City of Manassas, the City of Manassas Park, Prince William County and Stafford County in Virginia. Other areas are considered case-by-case.
Are first-time flippers considered?
Yes. First-time investors are considered on fix & flip loans. Experience affects leverage and pricing, and the 100% loan-to-cost option is reserved for experienced borrowers, so tell us about your team, your general contractor and any projects you have completed.
