Plain answer

What no appraisal means here

No appraisal to order or pay for

On fix & flip, bridge and new construction loans, we don’t order a third-party appraisal, and you don’t pay for one.

We set the value ourselves

We value the property ourselves, sometimes with a local real estate broker’s opinion.

We inspect every property

We inspect every property before closing on fix & flip, bridge and new construction loans. On renovations and builds, draws are funded within 24 to 48 hours of inspection.

DSCR rental loans are different

DSCR rental loans do require an appraisal. They are long-term loans that qualify on the property’s rent.

How do you set the value without an appraisal?
