Fix and Flip Loans in Virginia
RevitaLending makes fix and flip loans across Northern Virginia and nearby counties, from Arlington and Alexandria to Loudoun, Prince William, Stafford and Frederick. We are a direct lender, not a broker, and we fund each loan with our own private capital: $50,000 to $2M, rates from 10.49% to 12.99%, up to 100% of the rehab budget and no minimum FICO, with written approval in 24 hours. No appraisal needed. We value and inspect the property ourselves.

Virginia localities for fix and flip loans
We lend in City of Alexandria, Arlington County, City of Fairfax, Fairfax County, City of Falls Church, Fauquier County, Frederick County, City of Fredericksburg, Loudoun County, City of Manassas, City of Manassas Park, Prince William County and Stafford County. We do not lend in Richmond. We lend throughout the Washington DC metro area: Washington DC, Maryland and Northern Virginia. Surrounding neighborhoods are considered case by case.
Arlington, Alexandria and Falls Church
Close-in, land-constrained markets where a typical project is a full renovation of an older home. Exterior work in Old Town Alexandria goes through historic review first.
Arlington County guide →Fairfax County and the City of Fairfax
Split-levels and colonials from Annandale and Springfield to Reston and Centreville make steady flips. County permits run through Land Development Services; the City of Fairfax permits its own addresses.
Fairfax County guide →Loudoun and Prince William counties
Townhomes and single-family homes in Sterling, Ashburn, Woodbridge and Dale City, often with HOAs. Many flips here end in a DSCR rental refinance instead of a sale.
Prince William County guide →Stafford, Fredericksburg, Fauquier and Frederick
Commuter and rural markets. Expect well and septic on many Fauquier and Frederick County parcels; we review those reports with the budget. Frederick County here is in Virginia, not Maryland.
Stafford County guide →Virginia checks for flippers
- Find out whether the address sits in a county or an independent city; they run separate permit offices
- Plan for architectural review on exterior work in Old Town Alexandria and downtown Fredericksburg
- Read the HOA rules on townhomes and newer subdivisions
- Get well and septic reports on rural Loudoun and Fauquier parcels
- Include Virginia recordation and grantor taxes in your closing costs

First-time and experienced Virginia flippers
First-time flippers are considered. The loan is sized on the project and your exit, not your personal income. Experience affects leverage and pricing, and the 100% loan-to-cost option is reserved for experienced borrowers. Off-market deals inside the Capital Beltway, in Arlington, Alexandria, Falls Church and inner Fairfax County, may also fit our JV program.
How much can you borrow on a Virginia flip?
Three limits apply, and the lowest one sets the loan: generally up to 80–85% of the purchase price, up to 100% of the rehab budget, and a total loan of up to 70% of the after-repair value.
Example
Purchase price $300,000, rehab budget $80,000, after-repair value $500,000. Purchase funding at 80–85% is $240,000 to $255,000, plus $80,000 of rehab, for $320,000 to $335,000. That is under the typical 70% ARV limit of $350,000, so you would bring roughly $45,000 to $60,000 plus closing costs.

How rehab draws work
The purchase is funded at closing. The rehab budget is held back and released in draws as work is completed and verified, on a budget and draw schedule agreed at closing. Draws are funded within 24 to 48 hours of inspection.
