Private Money Lender for Real Estate Investors in DC, Maryland and Virginia
RevitaLending is a direct private money lender for real estate investors in Washington DC, Maryland and Virginia. We are a lender, not a broker: we fund every loan ourselves with our own private capital, from $50,000 to $2M for fix and flip and bridge loans, $250,000 to $2M for new construction loans and up to $3M for DSCR rental loans. Business-purpose loans on non-owner-occupied investment property only. Call or text (202) 595-5472.
A direct lender, not a broker
When you ask a private money lender whether they lend directly or broker the deal, our answer is simple: we lend directly. Every loan is funded in-house with our own private capital, with no bank, institutional money or correspondent relationship behind it. We don’t send loans to outside lenders, and the same people who approve your loan fund it. We have been lending since 2007.

Virginia fix and flip loans →Private money vs. hard money vs. a bank loan
At RevitaLending, private money and hard money mean the same thing: business-purpose loans funded with our own private capital and underwritten on the property and your exit, not your tax returns. A bank or conventional mortgage is a different product, built around the borrower’s income and credit. For the basics, read what a hard money loan is.
Loans we recently funded
Three recent files, shared with the borrowers’ permission: a $125,000 cash-out refinance in Hyattsville, Maryland, closed in 7 days; a fix & flip purchase in Prince George’s County, Maryland, funded in 2 weeks with no appraisal and no income documents; and a $385,000 probate loan that paid off a reverse mortgage for two heirs serving as the estate's personal representatives, who then refinanced into a DSCR loan.
