County guide

Where we make fix and flip loans in Maryland

We lend in five Maryland counties. We size the after-repair value on sales from the same neighborhood, not a county average. We lend throughout the Washington DC metro area: Washington DC, Maryland and Northern Virginia. Surrounding neighborhoods are considered case by case.

Prince George's County

Our busiest Maryland market. Inside the Beltway, Hyattsville, Capitol Heights and Suitland are full of brick colonials, ramblers and Cape Cods that need kitchens, baths and systems. Permits run through DPIE.

Prince George's County guide →

Montgomery County

From Silver Spring and Wheaton to Rockville and Germantown, investors mostly renovate 1950s and 1960s housing. Permits come from the Department of Permitting Services.

Montgomery County guide →

Charles County

Centered on Waldorf, White Plains, La Plata and Indian Head, Charles County offers newer housing and value-add homes at a lower basis than the inner suburbs. Rural parcels may rely on well and septic, so we look at those reports alongside the budget.

Charles County guide →

Anne Arundel County

From Glen Burnie and Odenton to the Annapolis area, investors renovate split-levels and colonials near Fort Meade and BWI. Shoreline parcels can fall under Chesapeake Bay Critical Area rules.

Anne Arundel County guide →

Baltimore County

Towson, Catonsville, Dundalk, Essex and Owings Mills have brick rowhouses, duplexes and post-war homes that make steady renovation projects.

We do not lend in Baltimore City

We lend in Baltimore County, which surrounds the city, but not on property inside Baltimore City.

Experience

First-time and experienced Maryland flippers

First-time flippers are considered. The loan is sized on the project and your exit, not your personal income. Experience affects leverage and pricing, and the 100% loan-to-cost option is reserved for experienced borrowers. Tell us about your team, your contractor and any projects you have completed.

Sizing

How much can you borrow on a Maryland flip?

Three limits apply, and the lowest one sets the loan: generally up to 80–85% of the purchase price, up to 100% of the rehab budget, and a total loan of up to 70% of the after-repair value.

Example 1: standard leverage

Purchase price $300,000, rehab budget $80,000, after-repair value $500,000. Purchase funding at 80–85% is $240,000 to $255,000, plus $80,000 of rehab, for $320,000 to $335,000. That is under the typical 70% ARV limit of $350,000. Purchase plus rehab is 76% of ARV, so 100% loan-to-cost doesn’t apply, and you would bring roughly $45,000 to $60,000 plus closing costs.

Example 2: 100% loan-to-cost

Purchase price $400,000, rehab budget $150,000, after-repair value $900,000, experienced borrower. Purchase plus rehab is $550,000, which is 61% of ARV (under 65%), and the loan is over $500,000, so up to 100% of purchase and rehab, $550,000, may be possible. That is also under the typical 70% ARV limit of $630,000.

Rehab draws

How rehab draws work

The purchase is funded at closing. The rehab budget is held back and released in draws as work is completed and verified, on a budget and draw schedule agreed at closing. Draws are funded within 24 to 48 hours of inspection.

Do you lend in Baltimore City?
No. We lend in Baltimore County, which surrounds the city, but we do not make loans on property inside Baltimore City.
What are the rates on a Maryland fix and flip loan?
Fix & flip loans generally price from 10.49% to 12.99%, subject to underwriting. Points are quoted per deal on the written term sheet.
How much of the purchase and rehab do you lend?
Generally up to 80–85% of the purchase price and up to 100% of the rehab budget, with the total loan generally up to 70% of the after-repair value (ARV); higher leverage is considered case by case. 100% loan-to-cost is possible when purchase plus rehab is 65% of ARV or less, the loan is over $500,000 and the borrower is experienced. All leverage is subject to underwriting.
Do you work with first-time flippers in Maryland?
Yes. First-time investors are considered on fix & flip loans. Experience affects leverage and pricing, and the 100% loan-to-cost option is reserved for experienced borrowers.
Is there a minimum credit score?
No. Fix & flip is a no minimum FICO program, and we don't ask for tax returns or calculate a debt-to-income ratio. We still review credit, and every loan is subject to approval.
Do I need an appraisal?
You don't need an appraisal on fix & flip, bridge or new construction loans. We set the value ourselves, sometimes with a local real estate broker's opinion, and we inspect every property before closing.
How fast can you close a Maryland fix and flip loan?
Written approval comes within 24 hours, and clean files can close in as little as 3 business days.
How do rehab draws work?
Rehab funds are held back and released in draws as work is completed and verified, on a budget and draw schedule agreed at closing. Draws are funded within 24 to 48 hours of inspection.
Is there a prepayment penalty?
Pay off whenever you're ready. There's no prepayment penalty; fix & flip loans carry a 3-month minimum interest, so a payoff before month 3 still pays 3 months of interest.
