DC renovation guide

What DC flips look like

We lend in every ward, from Petworth and Brookland to Capitol Hill, Georgetown and the neighborhoods east of the Anacostia River.

Rowhouse renovations

Most DC flips start with a dated rowhouse that needs systems, kitchens and baths. The loan is sized on your purchase price, your rehab budget and recent finished sales nearby.

Basement units

Many rowhouses in Shaw, Bloomingdale, Columbia Heights and Petworth gain a legal basement apartment as part of the renovation. Confirm zoning and allowed units first, and put the work in the budget.

Historic districts

Exterior changes on Capitol Hill and in Shaw, Mount Pleasant and Georgetown go through historic preservation review before permits are issued. Plan the review into your schedule and your loan term.

Permits

DC building permits are issued by the Department of Buildings (DOB). Budget the permit time before you set a closing date and a resale date.

Before you buy

DC checks for flippers

  • If the house has tenants, the Tenant Opportunity to Purchase Act can change your purchase timeline
  • Include DC recordation and transfer taxes in your numbers; both go up with the price
  • Vacant and blighted properties are taxed at higher rates in DC, so confirm the property’s classification with the Office of Tax and Revenue

General information, not legal or tax advice. Rules change, so confirm with your attorney, title company and the District.

Experience

First-time and experienced DC flippers

First-time flippers are considered. The loan is sized on the project and your exit, not your personal income. Experience affects leverage and pricing, and the 100% loan-to-cost option is reserved for experienced borrowers. If you have an off-market DC deal under contract but not the capital, every part of the District sits inside the Capital Beltway, so it may also fit our JV program.

Sizing

How much can you borrow on a DC flip?

Three limits apply, and the lowest one sets the loan: generally up to 80–85% of the purchase price, up to 100% of the rehab budget, and a total loan of up to 70% of the after-repair value.

Example

Purchase price $300,000, rehab budget $80,000, after-repair value $500,000. Purchase funding at 80–85% is $240,000 to $255,000, plus $80,000 of rehab, for $320,000 to $335,000. That is under the typical 70% ARV limit of $350,000, so you would bring roughly $45,000 to $60,000 plus closing costs.

Rehab draws

How rehab draws work

The purchase is funded at closing. The rehab budget is held back and released in draws as work is completed and verified, on a budget and draw schedule agreed at closing. Draws are funded within 24 to 48 hours of inspection.

FAQ

DC Fix and Flip Loan Questions

Do you make fix and flip loans in Washington, DC?
Yes. Washington, DC is our home market. We make fix and flip loans on non-owner-occupied 1–4 unit investment property in all eight wards. We are a direct lender, not a broker, and we fund every loan ourselves with our own private capital.
What are the rates on a DC fix and flip loan?
Fix & flip loans generally price from 10.49% to 12.99%, subject to underwriting. Points are quoted per deal on the written term sheet.
How much of the purchase and rehab do you lend in DC?
Generally up to 80–85% of the purchase price and up to 100% of the rehab budget, with the total loan generally up to 70% of the after-repair value (ARV); higher leverage is considered case by case. Leverage is subject to underwriting.
Can I finance a basement unit conversion?
Yes, as part of a fix and flip loan, when the plan and the zoning support it. Confirm zoning and allowed units before you plan a conversion, and include the work in your rehab budget.
Do historic districts change the loan?
They can change the schedule. Exterior work in historic districts such as Capitol Hill, Shaw, Mount Pleasant and Georgetown goes through historic preservation review before permits are issued, so build that time into your term.
Is there a minimum credit score?
No. Fix & flip is a no minimum FICO program, and we don't ask for tax returns or calculate a debt-to-income ratio. We still review credit, and every loan is subject to approval.
How fast can you close a DC fix and flip loan?
Written approval comes within 24 hours, and clean files can close in as little as 3 business days. On tenant-occupied buildings, the Tenant Opportunity to Purchase Act can add time that no lender can shorten.
Do I need an appraisal?
You don't need an appraisal on fix & flip, bridge or new construction loans. We set the value ourselves, sometimes with a local real estate broker's opinion, and we inspect every property before closing.
How do rehab draws work?
Rehab funds are held back and released in draws as work is completed and verified, on a budget and draw schedule agreed at closing. Draws are funded within 24 to 48 hours of inspection.
Is there a prepayment penalty?
There's no prepayment penalty. Fix & flip loans carry a 3-month minimum interest, so a payoff before month 3 still pays 3 months of interest.
